Preparing Your Home To Sell

  • Conduct a market analysis based on comparable properties
  • Gather information about the home and the area for marketing
  • Complete all contracts and disclosures
  • Tips for staging your home to appeal to the widest variety of buyers
  • List the home for market price

Marketing Your Listed Home

  • Install yard signs
  • Prepare a marketing folder and handouts for potential buyers
  • Advertise on Realtor.com, SE MN MLS, and BobCoxTeam.com
  • Advertise "New Listing" and "Opens" as planned in the Post Bulletin Marketplace or in local newspaper if outside Rochester
  • Advertise in the following monthly magazines: Real Estate Buyers Guide and the Post Bulletin Home Finder
  • Open houses during the term of listing, one during first 30 days and one after price reduction (if applicable)

Commitment To Selling Your Home

  • Immediately follow up with agents who have shown your home and call you with feedback.
  • Make weekly phone calls to update sellers on market changes
  • Respond to sellers' phone calls immediately
  • Follow up immediately after open houses with feedback
  • Present offers on the home and provide professional care, judgment and knowledge to the negotiation of the contract
  • Schedule closing if requested by the seller
  • Check up with the buyer's loan officer and closing company to ensure a timely closing
  • Immediate feedback to sellers after closing is complete
